Pavement Sealing
A sealcoat is sunblock for your pavement. A good quality sealcoating will protect your asphalt pavement from many different damaging factors, while providing the curb appeal of a new-looking black appearance. It's often overlooked that sealcoating not only seals the harmful elements out but seals the beneficial properties of the asphalt cement in. Many years of research has proven that proper maintenance including sealcoating every 1-2 years, can double the life of an asphalt pavement.
Sealcoats generally consist of a mixture of emulsified asphalt or water, mineral fillers, and various other mixtures. Sealing asphalt prevents water from penetrating the surface of the pavement and protects the top layer of asphalt from oxidation and wear caused by exposure to the sun and air.
Main Reasons to Sealcoat:
Protection - Weather, age, cracks and many other elements will ruin your asphalt. Seal coating literally seals the surface and prolongs the life of your driveway or parking lot.
Appearance - Keeping up the maintenance on your asphalt is complimentary to your property. A driveway or parking lot with a rich, black and durable finish has curb appeal.
Value - Having an attractive asphalt driveway or parking lot is one of the least expensive ways to increase the resale value of your property.
Clean - A properly sealed surface is much easier to clean and provides a clean appearance.
Longevity - When Pavestar seals your asphalt, we use a special mixture that penetrates the surface and promotes longer life of your asphalt. Our seal coating process will protect your investment and slow deterioration of your asphalt surface.
Hot Asphalt Repairs
Pavements over time will need to be repaired using hot asphalt. Damage may be caused by several factors such as: insufficient base and or insufficient asphalt thickness resulting in sinkage, settlement, tree roots, cracks left unattended for long periods, and gas and oil spills.
Some repairs require a thin asphalt overlay, while others require to be saw cut and removed. Overlays typically are used in the case of low depressions and garage floor ramps. Application of tack coat (adhesive) is always applied after cleaning the area, to ensure proper bonding. Finally the hot asphalt is compacted using a hand tamper, vibratory plate or asphalt roller.
In the event of more serious problems such as "alligator" cracking, saw cut and removal of damaged asphalt area, is inevitable. This process consists of several important steps to assure that the repair is performed properly.
We start by neatly saw cutting the perimeters of your deteriorated asphalt at the specified depth. We then excavate the deteriorated asphalt and any unsuitable subbase material. The material is then hauled off site and recycled or properly disposed of. If there is existing stone base, we will then compact it or if gravel is necessary it will be supplied and compacted to insure a solid foundation for the rest of the repair process.
A tack coat is then applied to the edges of the saw cut edges. The next step involves the placement and compaction process. This is done by installing 2 1/2" hot mix asphalt in one or two layers depending upon job application.
We finish it off by following rigid compaction guidelines to control compacted air voids so that air and moisture will not permeate the pavement which can reduce its durability. It can also provide inadequate expansion which will make it unstable. We use either a vibratory plate and/or asphalt roller during the compaction process.
The cost for such work depends upon your location, the amount of grading or substrate work required, and other site specific factors. To avoid the expenses involved with asphalt removal and replacement, it is generally prudent to maintain a pavement maintenance plan that includes timely crackfilling, sealcoating and patching. Crack Filling
This process should be performed on pavements that are in good condition. That is defined as pavement with a sound base and exhibits working cracks 1/8" or wider. Crack filling is often overlooked in their early stages, and should be given attention every 1-3 years, depending on severity and volume of cracks.
Pavements expand and contract with seasonal temperature changes, but the winter months of freezing and thawing is when the real damage occurs. We thoroughly clean cracks of dirt and debris, and then blow them out with compressed air. This ensures a solid bond! Regular application of crack filler prevents moisture from entering, and compromising the base material, leading to pavement failure such as large broken areas and potholes.
Crack filling is a very cost-effective method of pavement repair that will add years to its life.
Driveway Widening
Is your driveway not wide enough? Are you tired of shuffling cars? Have you received tickets for parking on the road? If you answered yes to any of these questions, then driveway widening is for you! Pavestar specializes in widenings and and the quality of our workmanship shows. We take many considerations into account prior to laying out your widening design. Depending upon what size vehicles you have, existing landscaping and whether you have a sidewalk or not will come into play. We generally keep widenings to a minimum width; still giving you a very functional driveway, aesthetically pleasing to the eye.
The first step is laying out a string line to the desired width and shape. Then the grass line is cut so the edge remains crisp. The desired area is then excavated to allow for 6-8 inches of 3/4" crushed stone and 2 1/2" of hot mix asphalt. The crushed stone is then added and compacted in 3 separate layers, using a vibratory plate tamper. The crushed stone is also saturated with water to aid in the settling process. We will return in 4-6 weeks to pave, depending upon the condition of the sub base when we excavated. Attention should be given to not driving directly on the edge, where the crushed stone meets the grass...this just causes a mess. Keep your grass trimmed back until we return. If you want to install curbs or soldier brick, please make sure you have that done prior to us returning to pave. Your widening is now ready to be used!
When we return the widening will be well settled, so you may have noticed slight depressions. Not to worry...we level that up prior to paving. In some cases we saw cut the edge of your driveway before we start, depending on condition. Then we apply a tack coat to the edge of your existing driveway to allow the new asphalt to bond. Once we've finished laying the asphalt we roll it using a power roller until compacted. You will need to stay of the freshly paved widening for a period of 4-5 days to allow it to "set up". We would like you to water the new area a few times a day, for the first few days to cool the asphalt. Do not turn your wheels sharp or drive directly on the edge of the widening or you may sustain tire marks.
Your widening is now an integral part of your existing driveway...Enjoy!!!
